August brought 28 closed sales in West Sacramento, down from 32 in July, but the average sales price increased to $641,614, up 7.1%. Homes also sold a little faster, averaging 32 days on the market, compared to 35 days in July. Sellers received an average of 97.1% of their original list price, while homes that sold within the first 30 days averaged 98.8% of list price.

For buyers, the longer market times on some homes may create opportunities to negotiate, while sellers should focus on realistic pricing, strong presentation, and making a great first impression to attract buyers early. Overall, August showed a market where well-priced homes continue to sell, while buyers have some room to negotiate on properties that take longer to find the right offer.
