The Midtown and Downtown Sacramento single-family home market slowed in July, with closed sales down 37% and homes taking an average of 53 days to sell. Despite the slower pace, sellers still received an average of 99.2% of their asking price, demonstrating that well-priced homes continue to attract serious buyers.

For sellers, accurate pricing, thoughtful preparation, and strategic marketing are essential to stand out in a market where buyers are taking longer to make decisions. For buyers, this is an excellent opportunity to negotiate favorable terms while enjoying a wider selection of homes than during the peak of the market.
