West Sacramento JULY Market Report

Dated: August 1 2026

The West Sacramento single-family home market remained healthy in July. Home values continued to strengthen, with the average sales price increasing more than 6% from June. Homes did, however, stay on market longer, giving buyers a little more time to make informed decisions. Even so, nearly 70% of homes sold within the first 30 days, showing that well-priced homes are still in demand.

With the days on market increasing, buyers have greater opportunities to negotiate as the market becomes more balanced. Sellers can maximize their results by pricing competitively and presenting their homes in excellent condition.
